What is foreclosure?
Put into its simplest terms, a foreclosure occurs when a lender seizes the home after a homeowner is unable to keep up with their payments; after the home is seized, the lender can then evict the homeowner and sell the home. Typically, one month of missing a payment is known as going into default. After three to six months, the lender usually begins foreclosure.

  • Loan Modification: In some cases, you may be able to negotiate a permanent modification to the terms of your mortgage loan. This may include options to let you refinance the home, pay a lower interest rate, or even let you extend the length of your loan or skip a few payments.
  • Short Sale: During a short sale, a home would be sold for less than what is actually owed to the lender with that money going to satisfy the debt. Again, this option would still result in you losing your home, but you would be able to avoid the credit damaging effects of a foreclosure.
